New Build

Where to Start

We need the property deed of the land or plot to study what can be built according to regulations. With that analysis, we define your needs, budget, and timeline together.

Steps to Follow

We guide and support you throughout the process: land study → preliminary project → basic and execution project → license application → construction with technical supervision → key handover and signing at the notary.

Renovation

How We Help You

We redesign the home with you to make better use of the space, improve circulation and storage, and optimize the investment. We advise you on materials, finishes, and installations.

Permits and Timelines

If the intervention is small, we usually process a Responsible Declaration. For major renovations we manage the building permit (approx. 1 month depending on the city council). We provide Technical Supervision to ensure the project is executed exactly as planned.

Swimming Pool

Why You Need a Project

It is mandatory by law. We prepare the swimming pool project, submit it to the City Council, and supervise the construction to guarantee compliance with the project.

When You Can Enjoy It

Estimate 4–6 months from the start: license (1–2 months) + construction. If you want it ready for summer, it’s best to start the process in winter.

Annex Constructions

What We Do

We design and process garages, storage rooms, barbecues, sheds, and other annexes. We prepare the mandatory technical project and apply for the permit so you can start as soon as possible.

What You Can Build

It depends on the municipal regulations (coverage, setbacks, heights). We study your plot and explain viable options and requirements.

Legalization

How We Work

We carry out an initial study with your deed and regulations to confirm feasibility. If possible, we draft the legalization project and process it before the City Council until full regularization.

Change of Use

From Commercial to Residential

We prepare the change of use project to prove compliance with housing conditions (health, ventilation, surface, access…). We handle the building permit and assist you in the deed modification at the notary.

Required Permits

In most cases, we need the approval of the Homeowners’ Association before filing at the City Council.

Occupancy Licenses

What It Is

We draft the technical certificate, pay the fee, and submit everything to the City Council; the usual timeframe is 1–2 months. We guide you until you have it in hand.

Habitability Certificate

What It’s For

It certifies that the property is legal and habitable according to the conditions required by the City Council (second occupancy license).

Cadastre

What We Resolve

We detect and correct discrepancies between your deed and cadastral data (areas, boundaries, constructions).

Energy Performance Certificate

When You Need It

Mandatory for selling or renting and may be required for permits (construction, occupancy, opening). Validity: 10 years.

We visit the property, calculate the energy rating, and register the certificate so you have it ready on time.

Declaration by Age

Purpose

To regularize old constructions that do not appear in the deed, certifying their existence by age with a technical report and its notarization.

How We Proceed

We need your deed and a property visit. We verify the years and actual construction and draft the report to update the deed.

Opening License

What We Do for You

We analyze urban compatibility, define the type of license (environmental or communication), draft the technical report, and process it with the City Council and regional authorities.

Timelines and Cases

Some harmless activities are immediate; the rest usually take 3–6 months. If you take over an existing business, we handle the ownership change.

Tourist License

Requirement

It is mandatory if your property generates tourist traffic. It certifies compliance with architectural, technical, and installation requirements.

Process

We study your deed and applicable regulations, prepare the documentation, and if necessary, manage procedures such as the DIC for non-urban land.

Appraisals

What It’s For

A technical document with the objective value of your property, useful for sales, inheritances, or guarantees.

How We Do It

We visit and study the property and, using quantitative and qualitative criteria, issue an appraisal signed by a qualified technician.

Expert Reports

What It Is

An expert report with description, graphics, and measurements of the current condition. Unlike an appraisal, it assesses specific issues (pathologies, damages) to propose solutions.

Applications

Useful for claims, insurance, or planning repairs and improvements.

Georeferenced Plans

When They’re Required

At the notary so that plots and constructions appear correctly in the deed, and at the Cadastre if there are discrepancies between reality and maps.

What We Deliver

We survey and sign the georeferenced plan certifying the exact location, valid for purchase-sale or declaration of new constructions.

Building Assessment Report (IEE)

Requirement

Mandatory for buildings over 50 years old and when applying for grants or subsidies.

Scope

We assess conservation status, accessibility, and energy efficiency; draft the IEE and process it with the competent authority.

Land Surveys

What They’re For

To determine the actual surface area of your plot or for procedures such as domain records and excess area at the notary.

What We Do

We carry out the topographic survey and issue the report with the updated surface and geometry for deeds and registries.

Plot Subdivisions

Purpose

To divide a property into several with full legal security, complying with planning and sector regulations.

Processing

We draft the report and submit it to the City Council for authorization, with communication to the Cadastre when applicable.
